No bidders for Zagreb Airport hotel

The former state operator of Zagreb Airport, Zagreb Airport Ltd. (not to be confused with the current operator Medjunarodna Zračna Luka Zagreb - MZLZ) has failed to attract investors for the construction of a new hotel and a retail and business complex as part of its planned “airport city” development near the terminal building, valued at around forty million euros. Following the launch of an international public tender last year, no investors came forward, and a repeated call also failed to generate any interest. An email invitation was sent to 5.783 addresses worldwide, targeting investors, hotel chains and advisors in the hospitality sector. The company noted 32.2% of emails were opened, and there were a total of 97 visits to the Zagreb Airport website where the tender conditions were published. However, no actual applications were submitted. “Unfortunately, even after the second repeated call we did not receive a single expression of interest. To submit an expression of interest, applicants were required to file the appropriate registration and pay a fee of 5.000 euros as proof of serious intent”, the company said.

    There are enough hotels within 10mins taxi ride. It takes longer to get to a bus stop for the hotel shuttles at major airports.

    Its too small of an airport for an airport hotel. I flew from ZAG few days ago in the afternoon (around 16:00 on the 18th of Jan) and it seemed quite empty.

    Don't know why they need an airport hotel, they have a new Novotel at Slavonska Ave. in the outskirts of ZAG, just 6 km away from the airport. Or the Garden Hill in Velika Gorica just 3 km away from the airport. Or the the Royal Airport Hotel, 2 km from the airport. Also the Pullman is just 6.9 km away from the airport.

    There's a 4 star Hotel Royal right across from the old terminal, a couple of 2 and 3 star hotels, several hostels, a bunch of Airbnb-s - all in Gorica.
    Additionally there are like half a dozen decent hotels within 2 - 3 km from the airport.
    And then, there's a question of who would actually use this - technically 2nd 4 star airport hotel, given that, as someone has mentioned, ZAG is not a hub?
    The last flights arriving to ZAG late at night, are DBV and SJJ. The last flight to Skopje leaves, Zagreb late at night but that is an outbound flight, while for those passengers from Dubrovnik and Sarajevo, Zagreb is the destination. Otherwise they would've taken an earlier flight, right? Unless they or the plane was late, but that is an extraordinary situation.
    At any event, another airport hotel - albeit this one right next to the main terminal, simply doesn't make any business sense. That whole thing is a nothingburger. As of now. Perhaps in the future things will change, I don't know, but given the way they are right now, anyone investing and building that multi-million euro hotel would be throwing their money away. Literally.

      As for the new terminal, it is already at near full capacity, so if that's your idea of "grandiose", I don't know what to tell you.
      The railway link is necessary and the only thing I have to say about that is, they should've made a decision about it a decade ago, not now.

    Just another confirmation and proof of what I 've been saying for ages : You can't develop serious central airport, be it hub or base (following previous posts) without SERIOUS AND STRONG company operating out of it. Croatia Airlines is not serious and strong company. If it were, domestic potentials, regional potentials, long-haul potentials, cargo potentials would have been used, what would have caused others to come, to cooperation, to codeshare,.even LCC presence would have been better in different combinations. You cannot surrender your market to foreigners, do not develop your airline, appoint aparatchiks to keep it down, and than expect central airport on which such an airline, even worse flag carrier is based, to grow and be successful. It is very much related but as long as persons like Oleg Butkovic and Jasmin Bajic are in charge of aviation in Croatia, nothing will change and will even get worse
