Air Serbia has begun construction of a new hotel opposite Belgrade Nikola Tesla Airport, adjacent to its new headquarters building, which is also under development. The airline recently obtained a permit from the relevant authorities, with work on the foundations of the future hotel already completed. The project represents the second phase of a wider complex being developed by the carrier, which includes its new headquarters and an additional office building planned for a later stage. Valued at 9.3 million euros, the five-storey hotel will cover 8.396 square metres and feature 152 rooms. The ground floor will comprise a lobby and reception area, retail space, a gym for hotel guests, administrative offices, storage facilities and technical rooms. The upper floors will accommodate the hotel's 152 rooms, providing a total capacity of 304 beds.
The hotel project also includes the construction of an energy facility, internal access roads, landscaped areas and an outdoor car park with 75 spaces, six of which will be reserved for people with disabilities. The development will also incorporate geothermal heating technology. Air Serbia is the project's investor, while Belgrade-based Delta Rest, part of one of Serbia's largest business groups, Delta Holding, is providing financing. Delta has an extensive hotel portfolio, including several properties in Belgrade, such as the Crowne Plaza, Hotel Indigo, Radisson Collection and Holiday Inn, as well as the InterContinental, which is scheduled to open by the end of the year. The group also owns the InterContinental hotel in Ljubljana. Air Serbia and Delta Rest concluded a financing agreement for the project this June.
The development comes exactly four decades after Air Serbia’s predecessor, JAT Yugoslav Airlines, first ventured into the hotel business in 1986 with the acquisition of Hotel Slavija in central Belgrade. The eighteen-storey property underwent a major renovation, completed in September 1987, after which the airline opened a new ticket office, a duty-free shop, a casino and a dedicated bus terminal providing transfers between the hotel and Belgrade Airport. In July 1988, JAT expanded its hospitality portfolio further by opening the newly built, seven-storey Hotel Slavija Lux across the street. The airline also acquired the Sunny Peaks Hotel on Kopaonik Mountain and the Duga Uvala Hotel in Pula, both of which were renovated and incorporated into package holidays offered through its tour operator, Air Lift. By the end of the 1980s, the airline had identified additional hotel acquisition opportunities in Zagreb, Ljubljana and Skopje, while also considering the purchase of several hotels outside Yugoslavia to accommodate its flight crews and passengers.
Work on Air Serbia's wider complex at Belgrade Airport is also progressing, with much of the airline's new headquarters, scheduled to open next year, already completed. The building is now awaiting connection to essential utilities, including water, electricity and sewage services. The four-storey headquarters will cover 7.985 square metres. The ground floor will feature an entrance hall with an exhibition area, training rooms, meeting rooms and a café. The upper floors will accommodate the airline's offices, which will predominantly feature an open-plan layout. The building will also include an accessible rooftop area designed as a bar and terrace, with seating for approximately fifty people.
The third and final phase of the development, which will follow the completion of the hotel, will involve the construction of an additional office building identical in size and design to Air Serbia's new headquarters. The building is scheduled for completion in 2030.

One of the smarter investments. Will the hotel be given to some chain to run?
ReplyDeleteI would assume so
DeleteIf Delta will run the hotel, then it will be some of IHG hotels, could even be Crowne Plaza Belgrade Airport
DeleteSome rumors say Hilton
DeleteDelta is just financing the project (ie likely providing a loan). They don't necessarily have to be involved otherwise in terms of management.
DeleteHyatt or Hilton.
DeleteI think ExYU is hinting with the overview of all Delta operated hotels
DeleteIt's gonna be Hilton
Deletewow fantastic. Well done JU!
ReplyDeleteJust yesterday I heard that they plan to finish it just before Expo in May 2027. It seems impossible to me. Only foundation is finished.
ReplyDeleteThey could get the skeleton completed by the New Year's, it takes 7-10 days per floor. Then 4 months for everything else...
DeleteIt would be quite a feat if they do it in time
Highly doubt it can be done by May. But if they manage to complete it next year that is fine too. I can't believe it is finally happening at all.
DeleteWell, there are 7 months ahead, maybe it's doable. But if they bring Chinese workers, they will do it until New Year :-))
DeleteI'm surprised at how quickly they have done up the HQ building. If I am not mistaken, they only started construction earlier this year.
Delete^ Me too. That building grew fast really quickly. I think they only started work in spring.
DeleteLet's only hope no rain will leak during storms like at the airport itself ... there is a proverb "што је брзо то је и кусо".
DeleteHonestly I wish they invested this money in their onboard cabins.
ReplyDeleteWhat I find really smart is that they won't operate it, but give it to professionals. They will own it and reap the benefits, not going to the old communists approach of conglomerates doing everything
DeleteWhat a nonsense!
DeleteIt's really really stupid to change cabins to 15 years old planes, owned by someone else. Cabins are completely unimportant, while hotel is a major investment for next 30-50 years. Cope with it.
Cabins are unimportant for an airline that is in the business of transporting passengers from A to B?
DeleteOf course. It''s completely unimportant if it is red, blue or grey. No passenger will notice.
DeleteIt is not about the colours. it is about parts of the seats falling apart on some aircraft.
Delete@10:03
DeleteSure thing buddy cabins are unimportant! 🤣
Now why the airlines invest in their cabin product is a mystery!
Buddy, nothing is falling apart in JU planes, stop making things up. No one is complaining about interior, but you
DeleteIt is a very common complaint to the management.
DeleteSomeone who knows nothing about aviation and who probably never flew AS wrote that. Probably from Soros team of bulls..t... I flew Bulgaria Air and cabin looks aefull and dirty. That planes should replaces with either new ones or leased.
Delete@09:42 " cabins are " unimportant" ! Honestly , I haven`t read stupidest comment on any of the air transport related forums..
Delete@14:49 what has Soros got to do with anything?
DeleteSoros? Oh my word. Calm down.
DeleteIdemo dalje...
ReplyDeleteThat was an iconic neon sign on top of Slavija :D
ReplyDeleteI remember they later replaced it with the new JAT logo during the 1990s. Did they ever have a JatAirways logo on it?
DeleteNo. In the 2000s it got replaced by ads. I also think that the hotels were taken out of Jat's portfolio in the 2000s. Although it is nice to see finally after so many years this hotel on Slavija getting some love. It is being completely renovated and a new glass facade is being added at the moment.
DeleteAh thank you. The terrace restaurant they had there overlooking Slavija was great. Got closed when the hotel was taken out of Jat and never reopened. Actually they cemented the terrace shut. I read somewhere that they will now have a McDonalds inside the hotel.
DeleteThis is impressive stuff. Well done Air Serbia.
ReplyDeleteNow all we need is a new airport haha
ReplyDelete+1
DeleteIt's new actually. Most of it
DeleteNew HQ, own hotel and all that will be completed in year and half.
ReplyDeleteplus 2027 Summer schedule with new destinations and more frequences
YU is doing a fantastic job
JU*
Delete+1000
DeleteAt least you dont use AS as thats Alaskan
DeleteThat is great news.
ReplyDeleteGood job!
ReplyDeleteIs this hotel for AirSerbia and other airline's personall? And maybe for business class passengers? If so, we need another one next to the terminal for economy class travellers directly connected to the international area.
ReplyDeleteThe hotel will be used by passengers of all classes. But yes more hotels nearby would be welcome indeed.
DeleteWait. Let’s see the LF :-)) of the first one, once in production
Delete^ It will be utilised. Given that Belgrade has around the clock operations having hotels nearby for when things go wrong or to improve the comfort of passengers with flights at strange times is welcome and needed.
DeleteEspecially such as Astana.
Delete^ Indeed, although that is only twice a week. But for people utilising the morning departure wave who don't live in the city having the ability to sleep and walk to the terminal in a few minutes makes a hotel a long-overdue improvement.
DeleteWill the the 3rd building with offices also be owned by JU?
ReplyDeleteYes
DeleteBut the idea is to rent.out office space in that building.
DeleteMaybe Ljubljana needs to think about something simillar, right now Lufthansa pilots are being tranposted to Hotel Slon every night. So Just from the overnight flights, they could generate about 18 rooms worth of bookings
ReplyDelete* transported
Deletehttps://www.exyuaviation.com/2024/11/hotel-planned-next-to-ljubljana-airport.html Permits have been secured, it’s moving forward. Just because SLO doesn’t have any flashy Dubai-style projects, doesn’t mean nothing’s ever happening.
DeleteOk bro, but chill down.
DeleteGreat idea, great design for airport hotel. However, why couldn't they connect it via passage or walkway to main building of the airport?
ReplyDeleteIts not like they dont have space. They could'vee used parking lots in front for much better things than temporar parking. For an example hotel, etc.
What coud even be diabolic is that they used old TC tower for premium rooms.
'Diabolic'? You mean cool i guess? 'Its not like they don't have space' The space there is actually quite limited and in my view already rather confused. Adding walkways and the link would further limit what is already a part of the airport that needs attention. I think what they are doing is sensible and well thought-out. Using the old ATC tower for rooms. Cute idea but the structure would need complete and fundamental over hall which is not small (or cheap) matter.
DeleteDid they get any subsidies for the hotel? I am asking because all hotels that are being built ahead of Expo get subsidies. It's part of government legislation.
ReplyDeleteYes they did
DeleteYes, it will be Hilton
ReplyDeleteWhat? "Valued at 9.3 million euros, the five-storey hotel"?
ReplyDeletePeople make private villas at that kind of money. Should be at least 50 mil EUR to be good for anything.
Maybe they mean the land? You are right that 9.3 million is nothing in todays world.
DeleteBangkok, Souvarnabhumi airport has Hyatt, Sheraton, walking distance, even covered walkways to the airport. Slim chance those hotels were on el cheapo like 9. mil EUR.
ReplyDeleteNagoya airport has 10 hotels, 3*, like Novotel. All were more expensive to build than 9 mil EUR.
I might be wrong, had not the Hotel Slavia been dedicated to refugees from 1990-ies wars?
ReplyDeleteNo
DeleteNo, Hotel Bristol was. That hotel is now the only one in Belgrade with two Michelin keys. Very luxurious. Same operator as the St Regis up the road.
DeleteIn the last 10 years of Hotel Slavija (it is currently being redeveloped), many people used to live there - not refugees but students etc because it was so cheap. it was cheaper to pay a room there than rent an apartment in the city. Cost was just 10 euros per night. There were also a lot of construction workers from Albania and Turkey working on projects in Belgrade living there.
DeleteSomeone mentioned the "Slon" hotel, in Ljubljana and Lufthansa crew staying there.
ReplyDeleteI did stay there 3 x 5 days. A business hotel.
Quite a good hotel for 1 night or when you come from work and crash into your bed.
I have seen QANTAS crew staying in motel like logging, near Narita airport. A van transporting them their duty, like cattle.
Slon is a decent hotel, and it’s centrally located, which gives the crew something to do, if they want to go out. Their coffee shop below is excellent. So nothing wrong with that.
DeleteSwiss Crews overnigh in the Grand Plaza.LJU. Interesting that LX and LH dont hve the same hotel
DeleteWonder if crew will stay at this hotel. As far as I know Lufthansa Group crew stays at Hyatt and Qatar Airways at Crowne Plaza. Etihad used to stay at Metropol. Not sure where China Southern, Hainan and KLM stay.
ReplyDeleteDepends. Belgrade city center is very close and it allows the crew to see the city depending on the length of layover.
DeleteKLM is at the Hilton
DeleteMy guess is Chinese crew are at one of the Chinese hotels, either Zijin (former Falkensteiner) or LDS Hotel (part of Chinese cultural centre) in New Belgrade but I'm just guessing.
DeleteCongratulations to the new lay-out, considering the daily updates, the wide range of vintage photos, the unification of all the former YU republics on one blog and this despite all the political storms of the past, makes this blog probably the most special aviation blog worldwide. It is just awesome that so many vintage photos were preserved and that ex YU Admin has access to them. Thank you 🙏🙏
ReplyDeleteOne thing for the future and only if somehow possible, it would be helpful if own comments could be corrected, just in case someone realizes a typo.

DeleteIf it were a good ideal for airlines to own hotels, the profitable ones, like IAG, would be all over it like a rash. But they’re not.
ReplyDeleteExactly, JU should stick with their core competency and let real estate companies build commercial real estate and hotel companies operate hotels
Deletehey will simply be the owners of the hotel. They won't operate it.
DeleteMy comment said ‘own’. BA sold their Manhattan crew hotel, no interest to buy it back.
DeleteI wonder if it will have decent pedestrian access, or passengers will have to play frogger across roads.
ReplyDeleteNot sure about sidewalks, but shuttle bus will be extended
